This 3 bed, 2nd floor apartment sits in the very heart of Edinburgh's Old Town, with direct access to the ancient and historical Royal Mile. Located in a traditional red ochre building popular in this part of town, the apartment lies within a courtyard that claims to be one of the oldest in the city. The accommodation comprises of 3 bedrooms, bedroom 1 has a set bunk beds and a single bed, bedroom 2 has 3 single beds and the 3rd bedroom has single bunk beds. All sleeping areas are carperted.The living area is relaxed and inviting with 2 neutral coloured sofas, blending into the light modern décor, wood floors and a coal effect wood burning stove, as well as a dining area.A well equipped kitchen includes hob, oven, fridgefreezer, washing machine, dishwasher. All necessary crockery, cutlery and cookware is included.A stylish, spacious bathroom with a shower featuring an extra wide showerhead for an invigorating dip, as well as a deep bath, sink and toilet. Again, décor is modern and light.Outside, the apartment is fronted by a grassy area which leads directly onto the Royal Mile, though noise from this busy street does not impact on the property. The best of both worlds, perhaps?NON SMOKING. Please note there is NO PARKING at this apartment. Parking options below. Min 3 nights all peak periods and events and August. TERMS and CONDITIONSBOOKING CONFIRMATIONUpon receipt of guest booking request, 50% of the total booking fee is AUTOMATICALLY TAKEN from the payment card supplied by LateRooms. This is non-refundable at all times. Please note that any credit card transactions are subject to a 2.5% transaction fee. Debit cards are not subject to this transaction fee. If invalid payment card details are supplied, the guest will be alerted and given 24hrs to provide an alternative method of payment, without which the booking will be automatically cancelled.The remainder of the balance is required 6 weeks prior to guest arrival. This will be AUTOMATICALLY PROCESSED using the payment card provided in the booking request 6 weeks before guests' arrival after which the guest will receive full confirmation of their booking. If the booking request is received within 6 weeks of arrival, the FULL AMOUNT will be AUTOMATICALLY PROCESSED upon receipt of booking request. Please note that if guests would like to use an alternative method of payment, they must notify us at their earliest convenience so that we may make these amendments before final payment is due. Alternative methods of payment accepted are debit cards or bank transfer (BACS). Guests are required to check with our Reception staff what information they must provide or receive for either of these options. Failure of payments will result in the cancellation of the booking. PAYMENT FEESPlease note that all credit card payments (including Visa, Mastercard, American Express) will incur a credit card transaction fee of 2.5% per transaction.Debit cards will not incur this transaction fee.Guests are invited to also pay via BACS transfer, however monies must clear by the date required in our booking policy. Please ask our Reception staff for further information.LINEN and TOWELSLinen and Towels can be provided for all apartments upon request. This is provided at a nominal amount of £5 per person in addition to accommodation costs. Guests should advise prior to arrival if they require linen and towels, if no advice is received we will add the charge to your bill and supply linen and towels. If guests do not require linen and towels, and wish to bring their own, an inspection by our Housekeeping team will be made upon guest arrival to ensure that adequate bed coverage has been arranged and that guests are comfortable. In order to help with keeping our planet green, the replacement of fresh linen or towels is not provided for guests staying in holiday apartments unless requested and subject to a £5 fee per person.CANCELLATION POLICYThe initial payment of 50% of total booking fee is non-refundable at all times. When booking is cancelled within 6 wks of arrival date the remaining balance is payable and non-refundable except where the apartment can be resold for the same value. Edinburgh Holiday Accommodation reserves the right to cancel a booking at any time if they are uncomfortable about intentions of the guests who have booked the accommodation. Edinburgh Holiday Accommodation reserves the right to withhold all payments at this point.SECURITY DEPOSITOn the day of arrival a security deposit of £200 or 50% of the total value of the accommodation (whichever is higher) will be AUTOMATICALLY pre-authorised against the guests' creditdebit card. A valid payment card must be made available for this security deposit, without which, entry to your apartment will not be granted. Charges to the card will only be made in the event of apartments not being left by guests as required as per Terms and Conditions, loss or damage to the apartment or disturbance reported by any neighbours. PLEASE NOTE that if fire extinguishers are found to have been released without due reason by guests during their stay, a penalty of £175 per fire extinguisher will be AUTOMATICALLY DEDUCTED from your security deposit.RECEPTIONDue to being a family-run business and not a Hotel, we do not offer a 24hr Reception. Therefore, we may not always be available on the premises in person. Reception is open from 8am until 5pm, Monday to Friday and 8am to 4pm at weekends.FULLY NO-SMOKING POLICYOn 26 March 2006 the law on smoking in Scotland changed. Smoking is no longer allowed in enclosed public places. Failure to comply with the law is now a criminal offence and individuals will receive a fixed penalty of £200 for smoking in a no-smoking premises. This will be AUTOMATICALLY deducted from your security deposit.CHECK INCHECK OUTCheck in is available from 16:00 hrs on the day of arrival. Subject to availability, we can provide up to 2 hours early check in for £20 per hour, which must be agreed prior to guest arrival. Checkout is 10.00 am. Subject to availability, we can provide up to 2 hours late checkout for £20 per hour, which must be agreed prior to guest arrival. A requirement of more than 2 hours late checkout will be charged as the full rate for the following night.PLEASE NOTE that the apartment must be left clean, ALL RUBBISH REMOVED and placed outwith the apartment in the BLACK communal waste bins provided on the main street (no waste bags to be left in the communal stair areas). Failure to comply will result in a fixed penalty of £50 which will be AUTOMATICALLY DEDUCTED from your security deposit.LEFT LUGGAGEWe regret that this is not available.PARKINGParking in Edinburgh is extremely difficult, very expensive and virtually impossible within the city centre. Only 3 out of our entire range of holiday apartments have bookable parking and these spaces must be pre-booked and are subject to a rate of £10 per night. There is un-restricted parking available close to our apartments GENERAL NOTESBECAUSE THERE ARE NO REFUNDS AVAILABLE IF A CANCELLATION IS NECESSARY, TRAVEL INSURANCE IS ESSENTIAL WHEN MAKING A RESERVATION. We assume that prior to booking all guests have read the Terms and Conditions thoroughly.Please note any transgressions to the above rules or damage caused by guests will be liable to financial penalties at the owner's discretion. We reserve the right to cancel any stay or booking found to be in violation of our Terms and Conditions, or behaving in an anti-social manner, which upsets other guests and staff.
