Situated in the heart of Princes Street directly opposite Edinburgh Castle, Royal Over-Seas League has a prime location for access into all parts of the city. Restaurant 100, famous between locals, Observation Bar and most bedrooms enjoy unrivalled views of the Castle and its surroundings. Built in the late 19th Century the hotel extends to five floors with a lift accessing all areas except the bedrooms on the fifth floor. The rooftop vantage point is open to members and guests on Fireworks night at the end of Edinburgh Festival and on Hogmanay, on these spectacular occasions guests have the benefit from having one of the finest addresses in Edinburgh.Each bedroom provides fresh comfortable surroundings, with the modern technology unobtrusively installed to ensure guests can have access to the internet and a wide range of TV or radio programmes without the hardware overwhelming the room. Each room is different in shape and size which is to be expected of late 19th Century buildings, period features have been retained where possible while providing flexibility for guests to enjoy their stay. Rooms are situated at the front and rear of the hotel, please request which you would prefer at the time of the booking subject to availability.The second floor is often the busiest part of the hotel with famous Restaurant 100 open to both the Royal Over-Seas League members and the public (pre-booking necessary) seven days a week with a seasonal a la carte menu featuring an array of high-quality local produce; known also for the finest wines from the world-wide selection. Breakfast is served 7:30 - 9:30 (8:00 - 10:00 on Sunday), lunch is served 12:00 - 3:00PM, Royal Over-Seas League's popular Afternoon Tea is served 3:00 - 5:00PM and Dinner is served 6:00 - 9:00PM.On the second floor also The Observation Bar is situated offering snacks and meals throughout the day from 12:00 PM until 9:00 PM in a relaxed and friendly atmosphere. There are many art galleries and museums within the city, Malleny Gardens and Royal Botanic Garden, fascinating houses and monuments which are steepedin history, Nature Reserves and the famous Edinburgh Zoo.Important Information: - Parking: Royal Over-Seas League has four parking spaces situated on Rose Street South Lane, just a minute walk from the Hotel. Parking spaces are subject to availability, booking is essential, charges apply. In the case of none of our parking spaces being vacant the nearest car park is St James Centre NCP, off York Place or Leith Street. Prior to parking we recommend you unload your luggage in Frederick Street, round the corner from Over-Seas House, as cars are not permitted along Princes Street. Call into the club for assistance with your luggage, four doors from the corner of Frederick St. Due to Edinburgh Tram Works (till 2014) we recommend checking for current diversions.- Hotel is currently undergoing essential maintenance. From October 2012 to April 2013 views from most of the rooms will be restricted due to scaffolding being erected at the front and rear of the building. Views from the Restaurant 100 remain unrestricted.We also regret to inform you that until the end of November 2012 only the trade's lift will be available. Please note that the lift and service areas are being refurbished.We sincerely apologize for all inconvenience this may cause.

Directions

From the South Head Northwest on the M6, continue onto A74 (M) (signs for GlasgowEdinburgh). At junction 13 exit towards EdinburghLanark and at the roundabout take the third exit onto B7078 heading to Edinburgh, at the next roundabout take the second exit onto A702 heading to Edinburgh then slight left and Earl Grey StA700. Turn right at Shandwick PlaceA8 then the first left onto S Charlotte Street, continuing straight onto Charlotte Square. Turn right at Young Street then take the third right onto N Castle Street. At the roundabout take the first exit onto George Street then at Fredrick Street take the third exit onto Frederick Street. The nearest car park is St James Centre NCP off York Place or Leith Street, the hotel ca offer 15% off parking charges at the St James Centre. Prior to parking it is recommended that guests unload their luggage in Frederick Street and cars are not permitted on Princes Street. Call into the club for assistance with your luggage which is four doors from the corner of Frederick Street.
